+ I WANT TO BUILD A HOUSE, WHAT IS THE PROCESS?
At Quality NZ Homes, your home is more than just a place to live. Your home is where you can nurture and experience life with your family. Our job is to understand your vision and implement it through the tools of our craft: smart design, architectural integrity, thoughtfully selected materials and quality workmanship.
Our typical process:
Concept meeting with our Architectural Designer where we discuss your vision for your home and how it works within your budget.
We present your concept with the quote, which has been completed by our Quantity Surveyor. We will make any changes you would like to make and then meet again to discuss your finalised design.
Once you are happy with your plans we then enter into a residential build contract.
You will meet with our Client Manager and our qualified Kitchen Designer to discuss and finalise your selections.
Our Architects then work on your drawings, truss design and any engineering to submit to Council for Building Consent approval.
Once the Building Consent has been issued we then complete the construction of your home:
-Earthworks
-Foundations
-Frames and Trusses
-Roof
-Windows and Cladding
-Plumbing and Electrical
-Gib and Plaster
-Painting and final fit off
-Landscaping
After your home has been completed the Council will complete their final inspection and issue the Code of Compliance. We then handover to you.
+ ONCE PLANS ARE IN COUNCIL, CAN I MAKE CHANGES TO THEM?
We endeavour to get your plans right before proceeding with the working drawings and submission to Council. If your circumstances change and we need to adjust the plans we ask the Council to put a stop to the Building Consent processing and complete the changes. If this is required we would start the process again from house plan designing stage. Please note, there will be additional costs if the building consent is stopped when in Council.
+ DO YOU SUPPLY A WARRANTY?
We are registered master builders and all of our builds have a Master Build 10 year guarantee, you can check out the guarantee here.
+ HOW LONG WILL IT TAKE TO BUILD MY HOUSE?
We start your build approximately 2 weeks after we have received Building Consent and Resource Consent if required. We typically allow around 8-9 months to complete the build, this is dependent on your house design and the building site.
Working around the Wellington region we have recognised that houses in a Specific Engineered Designs (SED) windzone can take a couple of months longer. We will work with you to determine the best handover date.
+ CAN I MAKE CHANGES ONCE THE HOUSE BUILD HAS STARTED?
We endeavour to get your plans and specifications right before we start the build. If you want to make minor changes, for example paint, appliances and white wear we can change these easily. If you want to make substantive changes that affect the structure or layout we would need to put the build on hold and apply for a building consent amendment. We will always work with you if changes are required, please note that any minor or substantive changes may incur variation costs.
+ WHAT CAN I EXPECT AT HANDOVER?
The client manager and project manager will walk you through your home with our handover checklist. We will give you a maintenance schedule, warranties for all of the products and appliances within your home. If you see any defects or something isn’t working after the walk through we ask that you email us at maintenance@qualitynzhomes.co.nz and we will get these all fixed for you.
+ WHERE IS YOUR SHOWHOME?
Our showhome is located within Wallaceville Estate, 7 Hopkirk Avenue, Trentham, Upper Hutt. We welcome anyone throughout the work week 8.00am to 4.00pm, but it’s always best to contact us on 0800 754 873 and book a time. The showhome is also open for viewing from 11.00am and 3.00pm every Saturday and Sunday.
+ CAN I USE MY OWN HOUSE PLAN?
Of course, you can work with our designers to get your own design into the right format and make sure that it will work on the site. If you have your own architect we can work directly with them to ensure their design meets your budget and will work on the build site.
+ HOW MUCH DEPOSIT DO I HAVE TO PAY?
We typically charge 5% of the quoted build cost, this will be charged once the residential build agreement, plans and quote have been signed. Once payment has been received we then proceed with the working drawings for obtain your building consent.
+ ARE THERE ANY HIDDEN COSTS?
We have in-house estimators that will price each component of your build, we provide a detailed quote with your designed plan and choice of specifications.
We will work with you throughout so that you know the costs before proceeding.
We may also ask you to contribute to the design of your house but this amount will be taken off your quote.
If, at any stage, you want to make changes once the residential build agreement, plans and quote have been signed this may incur additional costs. We will provide quotes for any additional work and will enter into a variation agreement.
+ HOW MUCH WILL THE BUILD COST?
This is a hard one as every site and house design is different. Our Quantity Surveyors will work with you to produce a customised quote specific to your house design and site. We do have house and land packages that have been pre designed and a fixed price. You can check out all of these here.
+ WHAT HAPPENS IF THE PRICES INCREASE DURING THE BUILD?
We guarantee our quote for 30 days and once you have signed the residential build agreement we guarantee the quoted amount (except if variations are requested) for the duration of the build,
Please note: If the build is delayed for an extended amount of time due to reasons outside of our control we may have to re quote but we will be in communication with you during this time.
+ WHAT ABOUT INSURANCE?
Quality Homes Limited carries contract works and public liability insurance cover for the duration of the build period. Once we hand the home over to you, that insurance will lapse and your private home insurance will take over. You will need to make sure that you arrange insurance cover well ahead of your handover date so that when the time comes your cover will be in place immediately.
+ WHAT IF THE BUILD TAKES LONGER?
We communicate with you throughout the build and if we identify that it may take longer we will let you know. Typically any delays are weather related.
+ CAN I GO ONSITE DURING CONSTRUCTION?
There are many hazards on a building site and in order to keep you and our subcontractors safe you cannot go on site at anytime without making an appointment with our client manager.
+ WHEN WILL WE GET A CODE OF COMPLIANCE CERTIFICATE?
When your build is finished we organise a time for the final inspection with the relevant Council. Once this inspection has been completed we then apply for the Code of Compliance Certificate. The Council have up to 20 working days to process the application. Once this has been issued you officially take possession of your home.
